Position Summary

Terracon is seeking a motivated and detail-oriented Property Condition Assessor I to join our Facilities Engineering Services team. This position provides an opportunity to build a career in building assessment consulting while supporting Property Condition Assessments (PCA), Facility Condition Assessments (FCA), Accessibility Evaluations, Capital Reserve Studies, and Due Diligence projects throughout the United States.

The successful candidate will work alongside senior assessors and project managers to evaluate commercial, multifamily, healthcare, hospitality, educational, governmental, and industrial properties. This role combines field assessment activities with technical report preparation and offers significant opportunities for professional growth and mentorship. 

Essential Roles and Responsibilities:

Essential Duties and Responsibilities

Field Assessments

  • Conduct on-site property inspections under the guidance of senior staff.
  • Evaluate architectural, structural, roofing, mechanical, electrical, plumbing, fire protection, and site components.
  • Perform roof inspections, mechanical room inspections, and site observations.
  • Document observed conditions, deficiencies, deferred maintenance items, and life safety concerns.
  • Collect field measurements, equipment inventory data, photographs, and site documentation.

Technical Reporting

  • Assist in preparing Property Condition Assessment (PCA) and Facility Condition Assessment (FCA) reports.
  • Develop condition ratings and remaining useful life estimates.
  • Assist with replacement reserve schedules and capital planning recommendations.
  • Organize and review field data for completeness and accuracy.
  • Review drawings, maintenance records, studies, and historical documentation.

Project Support

  • Coordinate site access and scheduling activities.
  • Support proposal development and project planning efforts.
  • Participate in quality assurance and quality control reviews.
  • Communicate professionally with clients, facility representatives, and project team members.

Professional Development

  • Participate in internal and external training opportunities.
  • Develop technical knowledge of building systems and construction practices.
  • Progressively assume greater project responsibility under mentorship from senior assessors.
Requirements:

Required

  • Bachelor's degree in Engineering, Architecture, Construction Management, Facilities Management, Building Science, or related discipline.
  • 0 to 5 years of experience in building assessments, construction, architecture, engineering, facilities management, inspection, or related field.
  • Valid driver's license and acceptable driving record.
  • Strong verbal and written communication skills.
  • Proficiency with Microsoft Office applications.

Preferred

  • Experience with PCA, FCA, ADA, reserve studies, or construction observation.
  • Technical report-writing experience.
  • Knowledge of building systems and construction practices.
  • OSHA 10-Hour Certification.
  • Experience with Bluebeam, AutoCAD, or facility management software.

Physical Requirements

  • Ability to walk large facilities and sites for extended periods.
  • Ability to climb ladders and access roofs safely.
  • Ability to enter mechanical rooms, crawl spaces, and other building service areas.
  • Ability to lift and carry approximately 40 pounds.
  • Ability to travel frequently.

Travel Requirements

  • Travel is required and may account for up to 50% of work time.
  • Travel includes day trips and overnight assignments throughout Florida and the United States.
  • Multi-day and multi-site assessment projects are common.
  • Candidate must be comfortable working in occupied buildings, healthcare facilities, schools, industrial facilities, hotels, and commercial properties.
